The Waverley Mixed-use Rental Building
Located on the former Waverly Hotel and Silver Dollar Room site, this 16-storey, 166,000 square foot mixed-use building consists of 166 purpose-built premium rental units, a double-height lobby lounge space featuring a café/bar, and underground parking. Hotel-inspired amenities include an immersive theatre, fitness facility with a yoga/spin studio, and rooftop terrace with an infinity pool. The sophisticated building automation system is integrated with the security system for remote management, minimizing disruption to tenants.
Sustainable features of the LEED Silver certified tower include a heat pump system, low flow/flow select fixtures, rainwater capture and reuse, sustainable building materials, a green roof and patios, high-end thermal insulated windows, and a high-efficiency Smart HVAC system with automated home capabilities in each suite. Throughout construction, environmental measures were implemented for dust control, air quality, and waste management.
Key elements of the original Silver Dollar Room—a registered heritage site—were preserved including the bar, stage, murals, art deco wall panels, terrazzo flooring, and iconic sign. Careful coordination with various stakeholders was crucial to meeting the heritage requirements.
Construction was completed in April 2021, and the building won “Rental Development of the Year” and “Best Amenities” awards by the Federation of Rental-housing Providers of Ontario (FRPO).
